Accommodating up to 16 guests across seven beautifully appointed bedrooms and eight bathrooms, our villa has been designed for effortless entertaining, relaxed family living and absolute privacy. Generous interior spaces flow seamlessly onto expansive outdoor terraces, creating a sophisticated setting for long lunches, evening drinks and unhurried days by the pool.
The central living and dining areas open directly onto the large pool terrace and beautifully landscaped tropical gardens. Also located on this level are three air-conditioned guest suites, a family and media room, a formal dining room, a fully equipped kitchen and laundry facilities.

The upper level is home to two spacious principal suites and two further guest bedrooms. Each bedroom has its own en-suite bathroom and private terrace, with tranquil views across the pool, gardens and Sandy Lane golf course.

The setting
The Caribbean side of Barbados is the calm one, Atlantic coast is rugged. Everything below is within a short drive.
Days here
Almost everything worth doing on this coast is within a few minutes of the front gate.
Barbados has some of the most beautiful beaches in the world. From the rugged cliffs of the atlantic coast with wild waves perfect for surfing or just messing about, to the sparkling shores of the west coast. Mullins, Gibbes, Thunder Bay and Crane are our favourites.
Sandy Lane's courses are effectively at the end of the road — the Country Club and the Old Nine are available to guests, while Tom Fazio's Green Monkey is only available for Sandy Lane hotel guests.
Tennis courts at Sandy Lane, with coaching and racquets available. Padel at Holetown a short walk.
The beach club is a short walk down the lane. Paddleboards, snorkelling or a lazy lunch.

The Tides Highway 1
A post-war coral stone and mahogany house on the water's edge, with mature tree trunks growing straight through the dining room. Seafood-led and consistently the one people name first.

The Cliff Derricks
The island's grandest room, cut into the cliff above the sea, with a Michelin-starred chef directing the kitchen. Book well ahead and dress for it.
Sea Shed Mullins
A place to spend all day. Sun loungers on the beach, long lunches and cocktails as the sun goes down.
Coral Reef Club St James
One of the oldest hotels on the island, colonial West Indian architecture and a refined, rather English calm. The dining room is on the water and the Sunday brunch has a following.

Beachfront tables and loungers, a DJ and a luxury boutique. Local & Co is a place to see and be seen.
The Fish Pot North-west coast
Family-run for well over a decade in an 18th-century waterfront building, far enough north to feel like your own discovery. Combine it with a morning in Speightstown.
Oistins South coast, Fridays
Not a restaurant so much as the island's weekly night out. Grilled fish, rum punch, plastic chairs, music. Go hungry and take cash.
Rates and terms
Rates are for the whole house, for up to sixteen people. Choose your dates in the calendar below for the exact total including fees and tax.
Rates above are the accommodation rate in US dollars, for the whole house, up to sixteen guests. A 12.5% booking fee and Barbados taxes are added at checkout, so the figure you pay is higher than the nightly rate shown — around $4,220 a night in summer, for example. Choose your dates in the calendar below and the total shown is the total you pay.
A deposit of 30% confirms the dates. The balance is due 60 days before arrival, or in full if you're booking inside 60 days. A refundable security deposit of $4,000 is also required.
A cancellation charge applies on a sliding scale: 10% of the booking more than six months before arrival, 25% between three and six months, 50% between one and three months, and the full amount inside one month. Travel insurance is strongly advised.
Seven nights through the year, rising to fourteen over Christmas and New Year. Changeover is normally Saturday in winter, but is usually flexible.
A 12.5% booking fee and Barbados taxes are added to the accommodation rate. The calendar total is the all-in figure — nothing further is added afterwards.
A refundable deposit of $4,000 is taken before arrival and returned within seven days of departure, less the cost of any damage.
No smoking indoors. No pets. Sixteen guests maximum overnight; events with additional guests by prior arrangement only.

Getting here
British Airways and Virgin Atlantic fly direct from Heathrow and Gatwick to Grantley Adams, usually eight and a half to nine hours, with seasonal direct services from Manchester and Birmingham too. From North America the connections run through Miami, New York and Toronto.
Grantley Adams is on the south-east coast, roughly twenty minutes from the house. We can arrange a car to meet you — it's easier than the taxi rank after a long flight, and there will be a concierge to welcome you on arrival.
Mid-April is the value in the calendar: the weather is still dry but the summer rate has begun. The wetter half of the year stays warm and largely sunny, with rain in short bursts. Barbados sits far enough south and east to be outside the usual hurricane track — a direct hit is a once-in-a-generation event rather than an annual worry.

Harbin Alleyne Road runs inland off Highway 1 just north of the Sandy Lane estate. Coming from the airport you'll follow the ABC Highway and then the coast road north through Bridgetown and Paynes Bay — about forty minutes, longer in the Friday evening traffic.
Four hours behind London in winter, five in summer. No jet lag worth the name going out; the return is harder.
Barbados dollars, pegged at two to the US dollar. US notes are accepted almost everywhere.
On the left. Roads are narrow and unlit outside the towns. A car is worth having for a week; a driver is worth it for the evenings.
Whilst tips are optional, local custom would expect around US$25-35 per day for the house staff.

Delivered to the house and collected at the end, so you skip the airport desk. A car is worth having for a week here; the west coast road is easy and everything is close.
Airport transfers At cost
A driver meeting you in arrivals with the keys, which after nine hours is worth more than it costs. The same driver is usually happy to take you out in the evenings.
Private chef By arrangement
For one dinner or for the whole stay. Bajan cooking if you want the island, or something more familiar if you're travelling with children who won't thank you for flying fish.
Provisioning At cost
Send us a list and the kitchen will be stocked before you arrive — breakfast, wine, whatever the children eat.
Babysitting and nannies By arrangement
We can arrange local sitters, by the evening or for the week so you can enjoy the nightlife!
Water sports At cost
Paddleboards and snorkelling gear at the house. Beyond that: turtle trips, jet skis, waterskiing, a catamaran for the day, or deep-sea fishing off the west coast.
Golf, tennis and padel By arrangement
Tee times at the Sandy Lane courses, which need booking well ahead in season, plus court time, racquets and coaching for anyone who wants it.
Restaurant reservations Complimentary
The good tables on this coast go days ahead between December and April. Tell us where you'd like to eat and we'll hold them before you travel.
